How real estate customers search

Almost every property search starts online. Buyers research areas, compare prices and shortlist projects long before they call an agent, and sellers look for someone who clearly knows their neighbourhood. The big property portals dominate the generic searches, but they cannot match an agent who genuinely knows each sector, phase and project.

I build real estate SEO around that local knowledge: area and project pages that answer the questions buyers actually ask, a Google Business Profile that makes you the obvious local expert, and lead capture that turns research into enquiries you can follow up.

The challenge

Why real estate SEO is different

Generic SEO playbooks miss what actually decides who gets the customer in this industry.

Portals own the generic searches

Large property portals rank for most broad searches. Competing head-on rarely works; winning the specific area, project and question searches they cover thinly does.

Listings go stale quickly

Properties sell and rents change, and outdated listings frustrate buyers and waste their time. The site needs a structure where listings can come and go without breaking pages that already rank.

Trust is everything

Property is the biggest purchase most people make. Buyers look for proof that an agent is established, knowledgeable and honest before they share their number.

Every area is a separate market

Prices, demand and buyer questions differ from one sector or phase to the next. Generic city-level content does not answer what a buyer in a specific society wants to know.

What I do

The real estate SEO plan

  1. Area and society guides

In-depth pages for each area you work in, covering price trends, amenities, schools, access and what is available now. This is the content portals do not write well.

  2. Project pages

Pages for each project you sell, with payment plans, maps, progress updates and FAQs, built so they keep ranking as individual listings change.

  3. Google Business Profile as a local expert

The right categories, service areas, regular posts about new listings and market updates, and reviews from past buyers and sellers.

  4. Listings Google can read

Clean listing pages with proper structured data, fast image loading and a clear way to handle sold properties without leaving dead pages.

  5. Lead capture and tracking

WhatsApp, call and enquiry forms on every page, tracked by area and project so you know which content brings in serious buyers.

Real Estate SEO — common questions

Can I really compete with the big property portals?

Not on every search, and you do not need to. Portals are strong on broad searches but thin on detailed local knowledge. Area guides, project pages and answers to specific buyer questions are where an agent’s own site can outrank them.

Should I still list on property portals?

Yes. Portals bring buyers, and they are a good source of leads. SEO on your own site gives you leads you do not pay per listing for, and a brand buyers remember.

What happens to a listing page once the property sells?

It should not simply disappear. Depending on how much traffic it gets, a sold listing is either marked as sold with links to similar properties, or redirected to the relevant area or project page, so its rankings are not wasted.

How long does real estate SEO take to work?

Area and project pages usually start picking up traffic within three to six months. Property is competitive, so this is a longer-term channel, but each good page keeps bringing in leads for years.
